1. About Sea Breeze Beach House- Manorbier Accommodation
The Sea Breeze Beach House is a self-catered holiday home, situated at Awelon, Manorbier, Tenby, Pembrokeshire, UK. Post Code SA70 7SX
By making a booking, you agree to these Terms and Conditions.
2. Bookings and Payment
Bookings at Manorbier Accommodation are subject to availability. The person making the booking must be 18 years of age or over at the time of booking. This person will be deemed the party leader and therefore responsible for the rest of the party and for all other aspects of the booking, including payment and any shortfalls in monies due, whether during the booking or after the event. Please note that a deposit of one night’s stay per room booked is required at the time of booking. This can be paid by BACS, UK/Euro bank, or debit/credit card via the Free To Book Online Booking button on my website. We can only hold the Beach House booking for seven days without a deposit. Upon receipt of the deposit, we will send you a confirmation with your booking details and the remaining balance for your holiday. Upon receiving your confirmation, please verify all details and notify us immediately if anything is incorrect.
All prices are quoted in GBP.
The final balance payment is due 30 days before your stay and can be paid by bank card, bank transfer.
If the balance is not received by the due date, Manorbier Accommodation – The Sea Breeze Beach House reserves the right to cancel the booking and make the property available for rebooking. This does not release the guest from their payment obligation.
3. Cancellations and Modifications
All bookings cancelled 30 days or more before the arrival date will be charged a £50 administration fee.
If the booking is cancelled between 15 and 30 days before arrival, guests will lose their first night’s deposit payment.
If booking is cancelled less than 14 days before the arrival, then a charge equal to 50% of the total of the full booking price amount will be charged.
If the booking is cancelled 7 days or less, the full booking will be charged.
If guests fail to arrive or leave before the end of their stay, the full amount of the booking will be charged. We have all necessary third-party and public liability insurance in place for the property; however, your personal and travel insurance is not included.
We strongly recommend that guests take out appropriate travel insurance to cover cancellation, curtailment, and unforeseen circumstances.
4. Cancellation by Manorbier Accommodation
In the unlikely event that we must cancel your booking due to circumstances beyond our control, all payments made will be refunded in full.
Manorbier Accommodation shall have no further liability beyond the refund of monies paid.
5. Check-in and Check-out
Check-in is from 4:30pm
Check-out is by 10:00am
Early check-ins and late check-outs are not guaranteed and cannot be accommodated unless agreed in advance via email request: katherinemanorbier@gmail.com
6. Early Departure
No refunds will be given for early departure.
Any outstanding balance or additional charges will be deducted from the credit card provided as security for the booking.
7. Guest Behaviour and Use of Property
The Sea Breeze beach House is located in a small village and guests are expected to respect neighbours.
No parties, stag or hen groups are permitted
Excessive noise, disruptive behaviour, or breach of these Terms may result in guests being required to leave the property immediately, without refund
We reserve the right to contact local authorities where behaviour constitutes anti-social or unlawful conduct.
8. Smoking Policy
We operate a strict no-smoking policy at the Sea Breeze Beach House both indoors and outdoors on the patio as this is a bespoke wooden building.This includes e-cigarettes and vaping.
No burning of candles is allowed at the property both inside and out on the patio and garden.
Any evidence of smoking indoors will incur a minimum cleaning charge of £200, with additional charges applied where specialist cleaning or damage remediation is required.
9. Pets
We are sorry we have a No Pets Policy at the property which includes dogs. We had a problem done by a dog being left own the property and damage being caused which led to us cancelling various bookings in order to repair the damage to fixtures and fittings. Plus it is to respect people who stay with allergies to pet hair etc.
10. Additional Charges and Damages
Guests accept responsibility for the property and its contents during their stay.
Manorbier Accommodation reserves the right to charge for, including but not limited to:
- Damage or breakages
- Lost keys
- Missing items
- Excessive cleaning
- Late departure
- Unpaid expenses
By booking, guests expressly authorise, Manorbier Accommodation to charge the credit card provided for any such costs incurred or BACS payment arrange with us.
11. Age Requirements
The minimum age for bookings is 18 years.
12. Maintenance and Repairs
You must allow us access to the accommodation at all reasonable times for inspection or to carry out necessary repairs or maintenance.
13. Parking
Parking is available for one guest car which is off street driveway parking
Vehicles and their contents are parked entirely at the owner’s risk.
Manorbier Accommodation accepts no liability for loss or damage to vehicles or personal property.
14. Liability and Use of Facilities
To the fullest extent permitted by law, we shall not be liable for:
- Loss or damage to personal belongings
- Accidents or injuries arising from use of the property, grounds, or facilities
- Indirect or consequential loss
Nothing in these Terms excludes or limits liability for death or personal injury caused by negligence where such liability cannot be excluded under UK law.
15. Circumstances Beyond Our Control
We shall not be liable for failure to perform obligations where such failure is due to events beyond reasonable control, including but not limited to extreme weather, flooding, power or utility failure, fire, pandemic restrictions, or acts of government.
16. Data Protection
Personal data is handled in accordance with UK GDPR and applicable data protection legislation.

17. Intellectual Property
All website content, branding, photography, and written materials remain the intellectual property of Manorbier Accommodation- Sea Breeze Beach House and may not be reproduced or used without prior written consent.
18. Governing Law and Jurisdiction
These Terms and Conditions are governed by the laws of England and Wales.
Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
18. Severability
If any provision of these Terms is found to be unenforceable, the remaining provisions shall remain in full force and effect.
